A major development slated for Penrith has submitted a proposal to get even bigger.
Mayfair on Penrith was approved in 2024 to be a two towered, 10-storey precinct on the northern side of Penrith Train Station at 160-172 Lord Sheffield Circuit in Thornton.
The development was originally approved to deliver 287 apartments, some of which would be affordable housing, as well as rooftop pools on both buildings.
The east tower originally planned to consist of eight levels above a joint commercial podium, with 152 apartments, common circulation areas, a rooftop open space and swimming pool.
The west tower was to feature 135 apartments common circulation areas, a rooftop space and pool.
Beneath, the joint commercial space was proposed to feature 14 ground level units and flexible commercial floorspace.
The developers, Urban Property Development, have now lodged a second application to the NSW Government’s Housing Delivery Authority to increase the building height by four storeys to accommodate an additional 144 apartments with 76 of those being labelled as “affordable”. If approved, the complex would have 431 apartments in total.
“The proposed development seeks to optimise the use of the strategically located site in the North Penrith Precinct into a true transit-orientated [development] by increasing the number of dwellings on offer while retaining design excellence and other public benefits of the original consent,” the Environmental Impact Statement (EIS) attached to the State Significant Development Application (SSDA) said.
“Comprising 14 storeys, the development will deliver 431 residential apartments, including 15 per cent affordable housing, alongside retail and commercial spaces that activate the ground plane.”
The SSDA also proposes minor exterior design changes as well as an increase of 102 car parking spaces in the basement levels, bringing the total number of spaces to just over 500.
The application is currently on public exhibition until Wednesday, May 21.
